Hiring the wrong contractor is expensive, stressful, and hard to undo. Hiring the right one is one of the best things you can do for your home. Here is how to tell the difference in Northwest Florida — whether you are planning a roof, a remodel, an addition, or a new build.
1. Confirm the license and insurance
Florida requires proper licensing for construction work, and you have every right to ask for it. A legitimate contractor carries a state license and general liability insurance, and will not blink when you ask to see them. If someone dodges the question or offers to do it cheaper without pulling a permit, that is your answer — walk away.
2. Get it in writing
A real estimate is a written scope of work: what is included, what is not, and what happens if hidden damage turns up once the work is opened up. Verbal quotes and napkin math are where disputes come from. Insist on a written estimate before anyone starts.
3. Look for local knowledge
Northwest Florida has its own weather, its own soils, and its own building-code realities. A contractor who works here every day builds for those conditions — not a generic spec from three states away.
4. Judge the communication
How a contractor treats you before you have signed anything is a preview of the whole project. Do they call back? Show up when they said? Explain things in plain English? Good communication during the estimate usually means good communication on the job.
5. Watch for the red flags
- Large cash deposits demanded up front
- No written contract or scope of work
- Pressure to skip permits or inspections
- No verifiable local address or references
- A price that seems too good to be true (it is)
