Roof
- Look for lifted, curling, cracked, or missing shingles.
- Check for granules collecting in the gutters — a sign shingles are wearing out.
- Scan the ridge and hips for damage or loose caps.
- On metal roofs, look for loose or backed-out fasteners and lifted seams.
Flashing & penetrations
- Inspect flashing around chimneys, vents, and skylights — the most common leak points.
- Check that pipe boots aren’t cracked or dry-rotted.
Gutters
- Clear leaves and debris so water actually moves.
- Make sure downspouts carry water well away from the foundation.
- Look for sagging, separation, or pulling away from the fascia.
Attic & ceilings
- Check the attic for daylight, water stains, or damp insulation.
- Watch ceilings and wall tops for fresh brown spots after a hard rain.
Trees
- Trim limbs that overhang or rub the roof — they drop debris and become projectiles in high wind.
What to leave to a pro
You can eyeball a lot from the ground with binoculars. Walking a roof — especially a wet or steep one — is not worth the risk.
