You have land, you need a building — maybe for equipment, maybe to live in. Around Jackson, Holmes, and Washington counties the two answers we build most are pole barns and barndominiums. Same bones, very different projects. Here is how to choose.

Pole Barn: The Workhorse

A post-frame building — engineered posts, trusses, metal skin — on a slab or gravel. It is the fastest, most cost-effective way to put serious covered square footage on your land: equipment storage, hay, shop space, RV and boat cover.

  • Speed: weeks, not months, once permits clear.
  • Cost: lowest dollars per square foot of any enclosed structure we build.
  • Wind: done right, post-frame is stout — ours are engineered for Florida wind loads, calculated in-house by our Certified Wind Design Technician.

Barndominium: The Workhorse You Live In

Same post-frame efficiency, finished as a real home — insulation, HVAC, plumbing, kitchens, baths, and interiors as custom as you want. Around here we have finished them in everything from knotty pine to full modern.

  • Cost vs. stick-built: often meaningfully less per square foot for the shell, with the budget shifted to the finishes you care about.
  • Open spans: post-frame means big rooms without load-bearing walls chopping up the plan.
  • One contractor: because JB’s is licensed in building, plumbing, and electrical, the whole barndo — shell to fixtures — runs under one roof. No subcontractor roulette.

The Questions That Decide It

  • Will anyone ever sleep in it? If yes — even “maybe someday” — tell us now. A residential-ready shell (insulation planning, rough-in stubs, window placement) costs little extra up front and saves a fortune later.
  • Slab now or later? Pour it now. A proper slab under the whole footprint is cheaper on day one than cutting and pouring inside a finished building.
  • Permits? Both need them. We pull permits in Jackson, Holmes, Washington, and Calhoun counties — and code minimums are where our standards start, not where they stop.
Paying for it: qualifying residential projects — barndos included — can run through JB’s Financing: up to $250,000, fast online decisions. Subject to credit approval.
